We live in a condo with a homeowners’ association, and would like to enclose our back porch to make a sun room. While there is nothing in the rules and regs to prohibit this, we have to get approval from the HOA Board. We would use patio doors and windows to simply enclose an otherwise useless space of approx 20′ x 8′.

Can anyone give us some advice on presenting this idea in a simple manner that would not meet oposition?

We had pressure treated stairs put in last year after the old ones collapsed. We then noticed joist and panel rot, so the contractor did a great job repairing it, but now we have a backroom that has the bottom half in red cedar, the top half in peeling white paint over white pine, and stairs in raw pressure treated pine/fir/whatever.

The red cedar is so nice we don’t want to paint it. At most we’d stain it something not far off from it’s natural color. We’d like to paint the remaining wood to go well with the cedar and the rest of the house.

We have a cedar fence that we could also stain to match, but would also like to keep that as natural as possible. The back of the house is mostly light (i.e. yellow) brick. The ceiling, soffits, troughing of the backroom is white and the roof black.

Any design advice would be appreciated!!!

If you thought, eh, you might, just maybe, have another kid four-odd years after the first one, would you hang on to the baby stuff from the first?

I’m trying to think of possible advantages and disadvantages to hanging on to it/jettisoning it that might not be so obvious right now.

(We have storage space, but either in unheated mud/sunrooms, or a damp cobwebby basement, for what that’s worth.)

They use to let him roam in/out their home in a subdivision, however, when I got him I kept him pretty much as a strictly indoor cat. We’ve given him sunrooms to bathe, opened windows, toys, cat trees, scatching posts, etc……. We kept him inside for pretty much every reason I’ve came across on this site , and to sum it all up SAFETY. His behaviour became negligible the older he got and wanted to wonder off outdoors. I tried a leash and Um , Yeah, Right!! So he has became more brash at sneaking outside whenever there’s an open / cracked door. So we began to let him out during the day & back in at night, until recently he just refuse to come inside to stay anymore. I know the lifespan is shorter for Outdoor cats but I feel he should experience this freedom if it makes him happy although against my better wishes. What to do?
