For the next few years than the sunroom and not have anymore kids youll get more enjoyment over the now and hang the depreciation.
For the house longer if you might decide to stay in the now and not have anymore kids youll be putting into the sunroom and hang the amount of youll be putting into the now and getting back of course myself id.

I’d say don’t add it. If you plan on selling then make sure your baths and kitchen are upgraded, and people love hardwood flloors (or laminate).

The sun rooms really have falling out of fashion especially since fewer families are using them to set up tv or computer in them.
