There’s no doubt a 3rd bedroom would add value. How difficult would it be to rig curtains / blinds/ screens in the proposed sun room so it could be used as a bedroom? A compromise like that may pay off; effectively two rooms (a dual purpose room) for the price of one.
Check with a few realtors in your area to see what they think. It really depends on where you live and what kind of people would be interested in purchasing your home if you decided to sell. If you live in a family neighborhood, then it might be more valuable to add another bedroom. If you live where there are a lot of singles or professionals, then it might be beneficial to add a sun room.
